It's Foundation to Finish Friday!

This week we are focusing on the land development process. Long before you see any homes being built, there is a lot of work going on by the land developer, West Hills Development. There is a team of skilled staff involved in the process of determining the type of home that can be built on that piece of land taking into consideration varying slope, jurisdiction zoning including lot sizes and density requirements, and area market factors. All will be deciding factors in what the final community will end up looking like. 

By the time you see the heavy machinery moving the dirt around, West Hills Development is well involved in all of that behind the scenes research. A preliminary plat has been created and the land development is underway. Roads are being paved, and utilities need to be installed underground. Care is taken to accommodate the natural grade of the land when considering how water and drainage will be handled.Every detail is considered including sidewalks, common areas, street lighting and more. Before any new homes can be started, this new neighborhood and the newly created individual lots, need to be surveyed and recorded with the governing jurisdiction. The land development process is a very lengthy one. From the time a developer closes on the purchase of a piece of land to subdivide, to when individual homes can actually be built, can often take two to three years.
